The Purchaser is the one who in the main must decide times and dates, because he must provide the money and make the enquiries.
  1. YOU tell the house agent that we are acting for you and he writes to us. If you are purchasing privately, YOU write to us.
  2. YOU complete and return our Purchase Authority Form, which we sent you.click here for online form
  3. YOU
    • lodge your mortgage application with your Building Society or Bank, etc.
    • arrange a survey of the property.
  4. WE inform the representatives of the seller that we act for you and ask him to send us the contract.
  5. ON RECEIPT of the draft contract we:
    1. Inform you;
    2. Check the papers and ask the representative of the seller to reply to our forms of enquiry about the property;
    3. Deal with various searches.
  6. BY the time the representatives of the seller answer our enquiries fully, the search may have been returned, a mortgage offer made to you and a survey report obtained.
  7. WE send you the contract to sign with local search, enquiry forms and plan if available.
  8. EXCHANGE OF CONTRACT TAKES PLACE WHEN:
    • We are satisfied with our enquiries, your mortgage arrangements and searches:
    • Completion date is agreed;
    • The deposit is paid by you. Perhaps 5% or 10% of the purchase price. It may be reduced if you are obtaining a high mortgage or relying on the sale of proceeds. We may use the deposit from your sale;
    • We have your purchaser’s contract and authority to proceed if you are selling at the same time.
  9. AFTER EXCHANGE OF CONTRACTS
    WE inform you and give you the moving (completion) date
    YOU after checking with the sellers, must arrange with the electric, gas and telephone companies as appropriate to transfer the services to you. We shall send you a list to remind you. THE DEED transferring the property to you is prepared. It is the most important document.

    THE REPRESENTATIVES of the seller send us a copy of the owner(s) deeds. We check these and perhaps raise points on them. This procedure is called “investigating title and raising requisitions”. The representatives of the seller must answer them.

  10. WE send you the mortgage and perhaps the purchase deed to check and sign with statement showing any balance money to be paid.
  11. BEFORE you move, please check with us about the keys. Usually they are not released to you until the full purchase money is paid over to the representatives of the seller.
  12. COMPLETION DAY is the day the seller must move and the property becomes yours. This is the actual day when the money is paid over in exchange for the title deeds and release of keys.
  13. AFTER COMPLETION we report to you. Usually, this is within a couple of working days.
    • BUILDING SOCIETY/COUNCIL – if they gave you a loan, they will hold the deeds as security. Usually within two weeks, they inform you direct about the mortgage repayments and house insurance.
    • FOR SECURITY reasons – no doubt you will consider changing all exterior locks.
    • We try to deal with all letters and documents the day they are received by us.
